Lease of Building and Sale of Adjoining Land for New Miami Herald Headquarters

Representation of GPA-I, LP of Memphis, TN, owner of the former United States Southern Command headquarters facility and property, regarding leasing of office building and selling of adjoining land in Doral to the Miami Herald Media Company for the Herald's new headquarters and printing/production facility. Despite the initial deal structure of an owner-financed transaction with lease payments providing the return on investment and with GPA-I being responsible for completing construction, we were able to negotiate a more favorable deal whereby the Herald leased the office building and purchased the adjoining land to construct its own production facility.
